Looking to rent a property in Romford?
First step to finding a rental property
Start by speaking to a member of our team and let us know what type of property you are looking for – and where. Then we will ask you to provide us with a few details about yourself and the search begins. We will scan our database to find suitable properties for you to view.
It is best to start looking for properties as soon as you know you will want to move, but it’s advisable to start viewing about a month before you wish to move as the database register changes on a daily basis.
Our tenancies are granted for a minimum term of 6 months.
When we find a right option, we will arrange suitable viewing times for you to visit your chosen properties. You won’t have to go there alone, all of our appointments are arranged with a member of our team.
Once you have chosen a property you wish to rent, we will ask you to pay an administration and referencing fee – this secures the property and it will be removed from the open market (subject to contract). Then you will receive the following:
1) Sample Tenancy Agreement
2) Tenant Guidance Notes
3) Detailed explanation of the Deposit Protection Scheme
4) Reference Forms
What about references?
We use the services of a Central Referencing Agency and they require:
• Employment Reference
• Previous Landlord Reference (if applicable)
• Credit Reference
Once the references have been checked and approved, we’ll make an appointment at our offices for you to sign the Tenancy Agreement.
We will also ask you to provide the following documents:
• Passport or photo Drivers Licence
• Utility bill
• Bank statements for the last three months
• Pay slips for the last three months
Before you move in
To make sure everything is in order – and for security purposes – we will ask all named tenants to come to our offices by prior appointment to sign the Tenancy Agreement and pay the balance of monies due, as outlined in the Tenants Guidance Notes. The balance of monies can be paid in the following forms:
1) Bankers Draft
2) Bank transfer (at least five working days must be prior to the move in date)
3) Debit Card
Remember, tenants are responsible for all utility bills, which includes electric, gas, telephone, water rates, television licence, satellite television and council tax charges.
Tenancy Deposit Scheme
This scheme was introduced in April 2007 to provide security for tenants’ deposits. It also enables independent resolution in cases where an agreement cannot be reached between the landlord and tenant at the end of a tenancy agreement. It’s important to know that there is no charge to the tenant for this protection.
Tenants Contents Insurance
As a tenant, you are responsible for making sure you are covered for any accidental damage caused to the landlord’s contents. You should also consider obtaining your own personal insurance policy, as the landlord’s policy will not cover personal belongings.
